Acting for Building Owner (undertaking the works)
- Assess requirements and application of legislation.
- Prepare and submit the necessary notices to adjoining owners.
- Prepare, if required, ancillary drawings.
- Record a Schedule of Condition of the walls/structure in question.
- Obtaining consents from adjoining owner.
- Prepare a Party Wall Award and agree with adjoining surveyor.
- Monitor work to ensure compliance with Award.
Acting for Adjoining Owner
- Examine notices submitted by the Building Owner to ensure validity.
- Contact Building Owner's surveyor and jointly inspect premises.
- Agree to consent to the works and acknowledge notice.
- Agree Schedule of Condition.
- Examine and negotiate the Award.
- Monitor work to ensure compliance with Award.
Boundaries
- Consult with client and solicitors, visit site, examine deeds and leases, and advise on position of boundaries. Measured survey, record drawings, negotiate, report and where necessary attend at court.
